New Construction Roundup: What's Being Built in Metro Atlanta
Metro Atlanta's new-home pipeline stays busy: master-planned communities are opening north of the city, builders are competing with rate buydowns and closing-cost credits, and local governments keep approving new housing. Here is a short, sourced roundup of what is being built, where, and what builders are offering right now.
New communities to watch
Medley in Johns Creek is the centerpiece of the 192-acre Johns Creek Town Center redevelopment. Toro Development Company's $560 million, 43-acre mixed-use project at McGinnis Ferry Road and Johns Creek Parkway will include 883 residences across townhomes and apartments, plus retail, restaurants, office space, and a boutique hotel. The phased opening begins late 2026.
The Gathering in Alpharetta pairs new homes with a new retail hub. Brock Built townhomes at 11470 Haynes Bridge Road range from two to four bedrooms, and the adjacent Shoppes at The Gathering retail center is slated for completion in the fourth quarter of 2026.
Lake Society on Lake Lanier in Gainesville opened this spring as a 55+ active-adult community from O'Dwyer Homes and Southwyck Homes, with roughly 347 single-family homes planned, a 14,000-square-foot clubhouse, and 134 boat slips. Age-restricted communities like this one operate under the Fair Housing Act's housing for older persons exemption; all other housing in this roundup is open to all qualified buyers.
What builders are offering right now
Incentives are widespread. The National Association of Home Builders reported that 63% of builders used sales incentives in July 2026, the 16th straight month at or above 60%. The most common offers are mortgage rate buydowns, closing-cost credits, and flex cash toward upgrades.
Two current examples: Smith Douglas Homes has advertised a 3.99% 5/1 adjustable-rate mortgage with $0 closing costs on quick move-in homes, and The Heights on Boulevard in Summerhill is offering a $10,000 seller incentive through November 15, 2026, applicable to closing costs, a rate buydown, or appliances and stackable with up to $30,000 in Atlanta BeltLine down payment assistance. Most builder offers require using the builder's preferred lender and carry expiration dates, so confirm current terms directly with the builder before you rely on them.
Permit and approval news
Permitting volume is easing but remains healthy. Through the second quarter of 2026, HBW's database recorded 9,636 new residential construction permits across metro Atlanta, an 11% year-over-year decrease. Census data shows 2,870 private housing units were authorized by building permits in the Atlanta MSA in July 2026, including 1,939 single-family units.
Two approvals worth knowing: Woodfield Development announced plans in October for Ashford Green, a 320-unit multifamily community in Brookhaven's Central Perimeter, and Fulton County approved funding in September for new affordable homeownership projects launched with the Westside Future Fund and Invest Atlanta.
A note on fair housing
Every community and program in this roundup is open to all qualified buyers regardless of race, color, religion, sex, national origin, familial status, or disability. I do not steer buyers toward or away from any area; my job is to help each client find the home that fits their goals, budget, and lifestyle, wherever that is in Metro Atlanta.
Buy smart. Build equity. Create wealth. Knowing what is being built, and what builders are offering, is how informed buyers start.
