Atlanta's Record Inventory: How Buyers Can Use Their New Leverage

The September numbers confirmed what many sellers already felt: Metro Atlanta now has more homes for sale than at any point in over a decade, and closed sales have fallen to their lowest level in more than ten years. For buyers, that is real leverage, and it changes how you should approach every offer.

The September numbers

Georgia MLS put the Metro Atlanta median sale price at $387,250 in September, down slightly from August. Active listings climbed past 28,000, the most in more than a decade, and closed sales fell about 13.7% from a year earlier, the lowest level in over ten years. Roughly one in five listings carries a price reduction. Trackers differ on the exact figures, but the direction is consistent: more supply, softer demand, and prices that are flat to slightly down.

What this means for buyers

You have choices and you have time. Well-priced homes still attract offers, but you are no longer competing against waves of bidding wars. That lets you compare properties honestly, request what you need, and pass on a home that does not fit, because another one is likely coming.

How to negotiate with confidence

The leverage shows up in the terms, not just the price. Closing-cost credits, a seller-paid mortgage rate buydown, repair requests after inspection, and reasonable timelines are all on the table these days. Ask for what is fair and keep the process moving. The strongest offers are the ones that close, and in a slower market, sellers know a sure thing beats a month of uncertainty.

What sellers should do

This is a pricing and presentation market. Homes priced realistically from the first day sell in weeks; homes priced above market accumulate days on the market and often end up selling for less. A pre-listing inspection, clean disclosure, and a well-presented home give you the best shot, and offering a modest concession can bridge the gap for buyers facing higher rates.

In a balanced market, the buyer's job is to be thorough and the seller's job is to be priced right. Preparation decides who closes on their terms.
