Atlanta Real Estate Market Update: Prices, Days on Market, and What It Means

The Metro Atlanta housing market has shifted from the frenzy of 2022 into a more balanced phase: more inventory, longer days on market, and cooler price growth. Here is what the latest sourced numbers say and what they mean for your next move.

The Atlanta skyline at golden hour

Median sale price: around $371,000

Georgia MLS reported a median home sale price of $371,000 for the Atlanta MSA in January 2026, down 2.4% from $380,000 in December 2025. Other trackers show a similar picture: prices have eased from the 2022 peak and are roughly flat to slightly down year over year.

Days on market: roughly double

Atlanta REALTORS reported average days on market around 21 in mid-2026, about double the pace of early 2025. Homes that are priced and presented well still sell quickly; overpriced homes now sit, and sitting homes lose negotiating leverage.

Inventory: a buyer's market is forming

Active listings have grown to roughly 20,400 with about 4.6 months of supply, according to Atlanta REALTORS. That is a meaningful shift from the tight inventory of the boom years, and it gives buyers a wider choice and more room to negotiate.

What this means for buyers

More choices, less bidding-war pressure, and more negotiating room. The flip side: with prices still near record levels, getting pre-approved and moving decisively on the right home matters more than ever.

What this means for sellers

Pricing is everything now. Homes priced at market sell in weeks; homes priced above market sit and end up selling for less. Preparation, presentation, and realistic pricing separate the fast sales from the stale ones.

This is a market where preparation wins. Buyers who are pre-approved and sellers who are priced right both close on their terms.
